Egress Requirements on Cape Cod

Massachusetts building code requires that any habitable basement bedroom include a properly sized egress window. That means at least 5.7 square feet of net clear opening, a minimum width of 20 inches, a minimum height of 24 inches, and a sill height no more than 44 inches from the floor. For older Cape Cod homes with small or high-set basement windows, meeting those requirements often means installing a window well or cutting a new opening in the foundation wall.
